Project Overview

NTV is a private residence in Jumeirah Beach, Dubai, conceived to embrace Emirati cultural norms while offering a contemporary lifestyle. The design is organized around a central courtyard that acts as both a climatic moderator and a cultural separator between public and private living zones. The project explores spatial layering, controlled privacy, and indoor–outdoor continuity within a compact urban plot.

• Courtyard as primary spatial organizer
• Clear separation of public and private domains
• Indoor–outdoor living sequence

Spatial Strategy

The villa massing is structured as interlocking volumes carved to introduce voids, terraces, and shaded outdoor rooms. Circulation wraps around the courtyard, allowing controlled visual permeability while maintaining privacy. Vertical connections are positioned to create fluid movement between floors and reinforce spatial hierarchy.

• Layered massing and carved voids
• Privacy gradients through spatial sequencing
• Vertical circulation as spatial anchor

Design Integration

Materiality and architectural expression respond to local climate and cultural context. Neutral stone finishes, shaded overhangs, and recessed glazing minimize heat gain while reinforcing a calm, monolithic character. Landscape and water features extend living spaces outward, enhancing thermal comfort and visual serenity.

• Climate-responsive material palette
• Shaded outdoor living spaces
• Landscape integrated with architecture

Outcome

The proposal delivers a contemporary Emirati courtyard villa that balances tradition with modern spatial openness. The design offers adaptable privacy, seamless indoor–outdoor transitions, and a refined architectural identity rooted in local living culture.

• Contemporary interpretation of courtyard typology
• Adaptive privacy for family living
• Calm and contextually rooted residence
